About Us

The Country Place is located in Old Bridge Township and is comprised of 216 individual lot owners, recreational facilities and other common areas.  The community is governed by Old Bridge Manor Homeowners Association, Inc. (O.B.M.H.A.), an association whose voting membership is comprised of all property owners.  The affairs of the association are managed by a Board of Trustees with the assistance of committees appointed by the board.  The community is maintained by assessments on its membership and is subject to covenants, conditions and by-laws established by its members.  Electronic copies of the covenants and by-laws are available for any voting member (requests must include name and address).

Common areas

The common-grounds and recreational areas are maintained by the OBMHA landscaper.  Any issues related to landscaping and aesthetics should be directed to the landscaper and the board of trustees.


Dues

The homeowner association dues are $60/quarter (due on the first day of  each quarter) or $230/year if paid in full at the beginning of the year.  New homeowners are required to pay the balance of the calendar year dues up front at closing to the association. There are no “new member” or "start up" fees for new homeowners.

All accounts greater than 30 days past due will be charged $15. 

All accounts greater than 180 days will have a Lien filed on the property and will be charged $1,000 for attorney/accounting costs.

  • Change of Ownership [real estate closings] - Three (3) weeks prior to closing please download, print, complete and mail this form to us.  Our accountant will contact the attorney and provide the necessary information.
  • Accounting statements - Available by request from our accountant
  • Covenants & ByLaws - Electronic copies are available to any voting member by request, please include name and address.
  • Certificate of Insurance - Available directly from our agent:

Membership

Every owner of a lot within The Country Place is automatically a voting member of O.B.M.H.A. and is entitled to one vote for each lot.  Members may vote in person or by proxy at regular annual meetings or special meetings.  If you intend to purchase a home or have recently purchased a home in The Country Place, please send us your name and address.


New Homeowner Information

Recreational Facilities

The recreational facilities within The Country Place are for the exclusive use and enjoyment of O.M.B.H.A. members (during daylight hours) and includes:

Walking/bike path

 REMINDER:  CURB YOUR DOG, IT’S THE LAW"

There has been an excessive amount of garbage (cans, bottles, food wrappers, etc) strewn around the common areas.  The tennis/basketball area and the playground area are two areas which have garbage cans, yet they seem to be the worst.  This may result in higher fees for garbage collection, which will have to be passed on to the homeowners.  We ask that you encourage your children to please throw all garbage in the cans provided.


Recycling Guidelines

The Middlesex County Improvement Authority (MCIA) and Old Bridge Township Public Works Dept (OBPWD) provide recycling services for many items listed below.  The Old Bridge Recycling Drop-Off Center (OBRDOC) is located at the Old Bridge Public Works Yard on Route 516 and accepts all items that are collected curbside.

Roads

Snow removal and road repairs for the entire community is the responsibility of Old Bridge Township.  Please contact them if you have any concerns. To report a street light outage, please contact JCP&L.


Security

Please immediately contact the Old Bridge Police Department to report any acts of vandalism, loitering or other security concerns.


Utilities

Voting

Federal, state and local elections:  The polling place for Ward 2 - District 2 of the Township of Old Bridge in Middlesex County is the west campus of Old Bridge High School, located near Route 9 between Ticetown Road and Route 516.   

Directions:  From Higgins Road exit, make a left onto Ticetown Road (west), continue 1 mile to the high school entrance on your right (just before Route 9).
